Residential Sale Conveyancing Published Fees

Our fees are fixed, for a standard transaction and cover all the work required to complete the sale of your home, including sending payment to your lender to redeem your mortgage, settling estate agents fees and accounting to you for the net sale proceeds. 

 

We only handle property transactions where the sale is a  maximum of  £1 million.

The costs of a transaction are made up of :


1.   Our fixed fees for the conveyancing work

2.   Our fees for standard steps to verify identity and address,  arrange  electronic bank transfers and to obtain conveyancing protocol forms

3.   Payments to third parties (‘disbursements’) such as  Land Registry fees

Additional information

Disbursements and other payments to 3rd Parties
We do not have control over payments to third parties and these may change.
 Freeholder/Management  Company Fees
If you are selling a leasehold property, the freeholder and/or the Management company will charge a fee to provide information which the buyer will
require. This can vary from about £50.00 to £500.00. We cannot tell what their fees will be until they have been contacted.
Official Copy Documents
Sometimes, there will be additional documents held by the Land Registry which relate to the title. These usually cost £3.00 plus vat of
£0.60p (total £3.60) each to obtain, unless you already have copies with your paperwork
 Statutory Declarations
There are occasionally defects in title which can be dealt with by the preparation of a statutory declaration. Our fee for taking instructions, agreeing the terms and preparing the deed is £112.50 plus vat of £22.50 (total £135.00).
 Electronic Bank Transfer Fees
There is no charge for issuing a cheque. If we have to make an electronic bank transfer, such as to pay the sale proceeds to you or to clear
a mortgage the total  the cost of each transfer is £40.00 plus vat of £8.00 (total £48.00)
OTHER POTENTIAL COSTS    
Defects in title
Occasionally, it will become clear, once paperwork has been provided, that there are problems with the title to a property which need to
be resolved and a statutory declaration is not suitable. Our estimate does not include the cost of resolving defects relating to the title. Once we
become aware of any issue, we will advise you in writing of the likely costs involved to rectify the problem including disbursements and VAT. Our usual
hourly charging rate of £225.00 plus vat of £45.00 (total £270.00) will apply. The hourly rate may be made up of time spent advising you, attending
you and others, reading documents, preparing documents and in correspondence. Letters and telephone calls of up to 6 minutes are charged at 1/10 of the
hourly rate. Longer telephone calls are charged according to the time spent on the call.
Insurance
Sometimes there are missing documents or title defects which can be dealt with by taking out an insurance policy. We charge £50.00 plus vat of
£10.00 (total £60.00) to arrange each insurance policy in these circumstances which is in addition to the cost of the policy itself. This fee includes
obtaining an insurance quotation online. Sending the policy details to you or to the other party, if it is for the other party’s benefit. Placing the
policy on cover on completion. Forwarding the policy documents to the relevant person on completion. We do not make enquiries of the whole of the
insurance market. We only use one or two companies which specialise in this type of policy.
Abortive Transactions
If the transaction does not proceed to completion, for any reason, we charge for the work we have done, based on our hourly charging rate, but limited to a maximum of the agreed fixed fee plus vat ( and plus the disbursements which have been incurred) if the value of our work exceeds that sum. Our hourly charging rate is £225.00 plus vat of £45.00 (total £270.00). The hourly rate may be made up of time spent advising you, attending you and others, reading documents, preparing documents and in correspondence. Letters and telephone calls of up to 6 minutes are charged at 1/10 of the hourly rate. Longer telephone calls are charged according to the time spent on the call
